We’ve been in a lot of conversations lately that end the same way: Bastrop just makes sense.
Whether it’s a buyer looking for land, an investor planning a long-term hold, or a business owner ready to set up shop outside Austin, people are paying attention.
And we’re not just reading about it, we’re seeing it firsthand.
To be clear, we’re not changing our business plan. Our core focus is still helping people find their place in Austin, especially in neighborhoods like Westlake and Eanes ISD. But Bastrop has become a happy surprise. The demand we’ve seen from our clients over the past year has led us to get to know this area more deeply and we understand why it’s gaining traction.
Bastrop TX Population Growth and Real Estate Outlook
According to KXAN, Bastrop is projected to grow by over 40% in the next five years. That’s not just a guess, it’s based on development plans, school enrollment data, and active construction across the region. New neighborhoods are going up quickly, and mixed-use projects like Sendero are setting the tone for what’s to come.
The Rise of Bastrop Real Estate Investment in 2025
Price is just part of the story, but it’s a big one. Compared to Austin’s steep home values, Bastrop offers more room for your dollar and more potential for growth. Median home prices are still in the mid-to-upper $300Ks, and price-per-acre rates for land are much more accessible than anything west of I-35.
But the bigger trend we’re seeing is the long-term play. Many of our clients are focused on Bastrop real estate investment. They’re buying land they don’t plan to build on for years, thinking ahead, banking on Bastrop’s trajectory, and getting in before prices jump again.
New Developments in Bastrop TX: Sendero and Beyond
The Sendero development is a $300 million, 75-acre mixed-use project at 969 and Highway 71. It will include:
Over 780 apartment units
A 120-room hotel
Medical and wellness offices
Dining, retail, green space, and trails
It’s one of several high-impact projects that signal where Bastrop is headed, balancing growth with thoughtful infrastructure and commercial support.
Tech Expansion in Bastrop: The Boring Company and SpaceX Impact

Bastrop’s nickname, “Elontown,” may sound like a joke, but it’s rooted in real numbers. The Boring Company, SpaceX, and X have brought jobs and development to the area, leading to more demand for housing, services, and support businesses.
We’ve seen this before in other parts of Central Texas; tech shows up, and the local real estate market responds quickly.
Bastrop’s Proximity to the Austin Airport Adds Value
Bastrop is just 25–30 minutes from Austin-Bergstrom International Airport, and that’s before the multi-billion-dollar “Journey with AUS” expansion takes off.
For buyers and investors, that proximity adds major value, whether for future rental income, resale potential, or simply easier travel.
Is Bastrop Texas a Good Place to Live? Cost of Living and Lifestyle
You don’t have to give up lifestyle to gain space. Bastrop offers access to the Colorado River, Bastrop State Park, independent shops, and more restaurants than ever before. Regional favorites like Smokey Mo’s BBQ and Sprouts Farmers Market are expanding into Bastrop because they know what’s coming (MySA).
Still, locals will tell you: the H-E-B is packed. Even the city manager joked to KXAN that it's their “number one growing pain.” That’s what happens when demand outpaces supply, and why new development is so important.
Why Our Buyers Are Choosing Bastrop Over Austin in 2025
Buying land they don’t plan to build on yet
Looking for space they can’t find in Austin
Hoping to secure property before the next price jump
And we’re right there with them. Our koozie says it best: “If it’s already hot, you waited too long.”
This isn’t hype, it’s your heads-up. The window is open, and we’re watching it tighten with every new sale.
Ready to Explore Bastrop?
We live and work across Central Texas. While Austin remains our home base and focus, we’ve been lucky to gain experience in Bastrop that’s been entirely client-driven. If you’re even slightly curious about the opportunities here, we’d love to share what we’re seeing.
Let’s talk about:
Buying land with long-term upside
Securing new construction before it hits MLS
Investing in early-stage growth areas with staying power
